The final quarter of 2016 saw Moon Beever’s property team conclude a £21 million property deal which was, by value, the largest in the firm’s history.

The team acted for Combined Estates Group in the sale of the company and its entire portfolio of properties to UK Land Limited. Combined Estates Group was founded in 1879 and its portfolio, spanning residential, offices, retail and industrial, included the first property it had acquired near King’s Cross. After 137 years, the number of shareholders had increased over the generations and the executive directors, who were approaching retirement, believed selling was the best way forward for everyone involved.

Daniel Moore, Head of Property at Moon Beever, said: “We acted for the directors and more than 40 shareholders of the company in the sale. The size of the transaction stands out, but the number of interested parties added to the complexity of the deal and required careful negotiation.”

Daniel and his team carried out detailed and extensive due diligence, assisted by the creation of a virtual data room. They negotiated the share purchase agreement and disclosure letter, responded to the buyer’s enquiries and worked closely with the seller’s accountants, surveyors and other advisors.
